How it works — step by step

No mystery process. Here’s exactly what happens from contact to report so you know what you’re buying.

  1. 1

    Contact us

Tell us which product you need — Condition Check, Turnover Inspection, Move-In/Out Report, or Property Ready Package — plus address, access, and preferred window.

  2. 2

    We confirm within 24 hours

You’ll get a confirmation with arrival window, who is coming, and what to expect. No deposit for inspection-only visits.

  3. 3

    On-site walkthrough

Uniformed, Live Scan–checked staff follow a structured checklist — rooms, fixtures, visible systems (including HVAC exterior), photos, and notes.

  4. 4

Photos + notes in the field

Issues are photographed and labeled (pass / needs attention / N/A). Obvious maintenance items are flagged clearly — not buried in vague language.

  5. 5

    Digital report to you

You receive a timestamped Property Condition Report: overall status, room results, photo gallery, and maintenance list — usually the same day.

  6. 6

    Optional next steps

Bundle cleaning, request rework QA after a fix, or use the report with tenants, hosts, buyers’ agents, or your property manager.

What to expect on site

Who shows up

A uniformed inspector with a name badge — Live Scan checked, AHIT-trained, and carrying a structured digital checklist. You’ll know the arrival window in advance.

How long it takes

Most Condition Checks and Turnovers finish in under 90 minutes. Larger homes and Move-In/Out reports can take longer — we’ll set expectations when you book.

What “pass / attention” means

Pass = looks acceptable for the scope. Attention = something visible that you should know about (damage, leak, missing item, dirty area). N/A = not present or not accessible.

What we don’t do

We don’t open sealed walls, run invasive tests without agreement, or replace a licensed contractor’s repair opinion. Visible conditions and documentation first — specialized trades when needed.

Training & credentials

Same professional standards as our cleaning division — plus AHIT inspection training, radon certification, and documentation standards so reports feel clear, not confusing.

  • AHIT certified & trained

Our inspection team completes American Home Inspectors Training (AHIT) coursework so walkthroughs follow professional documentation standards — structure, systems, safety notes, and clear reporting.

  • Radon testing certified

Qualified team members are trained for radon testing when that service is requested — so you can add it when a property needs that level of care.

  • Live Scan background checked

Every person who enters a property passes a Live Scan background check before field work. You’re never guessing who showed up.

  • OSHA General Industry certified

Safe work practices and professional on-site conduct — the same standard we hold our cleaning crews to.

  • Photo & report standards

Weekly training on photo order, lighting, dirt vs. damage language, and owner-ready notes so reports stay consistent across properties.

  • Uniform, badge & access protocols

Branded uniforms, visible name badges, and careful lockbox / key / alarm handling. Access details stay private.

  • $2M liability insurance

General liability coverage on every visit — cleaning and inspection — for your peace of mind.

  • Commercial inspection hours

Team members also build commercial inspection experience so multi-unit and business properties get the same structured approach.

FAQ

Is this a licensed California home inspection for buying or selling?
We provide AHIT-trained property condition documentation, turnover QA, move-in/out reports, and optional radon testing. California does not issue a single statewide “home inspector license” like a contractor license, but inspection work still has professional and legal boundaries. For high-stakes purchase/sale decisions, ask us about scope — and we will be clear about what is (and isn’t) included versus a specialized structural, electrical, or plumbing evaluation.
What is AHIT training?
AHIT (American Home Inspectors Training) is professional coursework covering how to inspect and document residential systems — structure, plumbing, electrical, HVAC, and safety — and how to communicate findings clearly. Our team uses that training so your reports are consistent and trustworthy.
What’s the difference between Condition Check and Turnover Inspection?
A Property Condition Check documents the overall state of a property (damage, readiness, supplies, visible systems, maintenance flags). A Turnover Inspection is QA after cleaning — verifying beds, baths, kitchen, floors, appliances, trash, supplies, and guest readiness, then issuing a PROPERTY READY status when it passes.
How much do inspections cost?
Property Condition Checks are $99–$149. Turnover Inspections are $125–$200. Move-In/Move-Out reports are $175–$300+. Property Ready Packages (inspection + cleaning + report) start at $399. Exact estimate depends on bedrooms and scope — confirmed when you contact us.
Can I combine cleaning and inspection?
Yes. Ask for a Property Ready Package, or add a Condition Check after cleaning (example: $250 clean + $125 inspection). Mention bundling when you contact us and we’ll confirm one coordinated visit when possible.
What do I receive after the visit?
A digital Property Condition Report with checklist results, overall status (e.g. READY / Needs Attention), timestamped photos, and maintenance items flagged for follow-up — typically the same day.
Who performs the walkthrough?
Live Scan background-checked, OSHA-certified, AHIT-trained staff in uniform with name badges — $2M liability insured — across Southern California.
Do you check HVAC?
Yes — as part of a visual / accessible equipment review (outdoor condenser, accessible filters/registers when in scope, obvious issues). We photograph and note concerns. We don’t perform licensed HVAC repairs; we document so you can send the right technician.
